About ERIC Fund Management

ERIC Fund Management GmbH is the regulated fund-management arm of the ERIC Group, formerly PropTech1 Ventures, a pan-European venture capital platform founded in 2018 and headquartered in Berlin, Germany, with a secondary office in London. It is the initiator and manager of the PT1 family of pre-seed and seed funds plus the ERIC Opportunity Club. The flagship vehicle PT1 Early-Stage Fund I, a 2018 vintage, closed at €50 million in January 2022, while Fund II reached a €44 million first close in early 2023 against a €100 million target. Across vehicles the platform has backed more than 100 startups, with committed capital across the two funds on the order of €95 to €110 million. The structure is an independent BVK-member manager running closed-end venture capital funds.

Investment thesis

ERIC Fund Management, operating the PT1 fund family, is an early-stage venture capital investor focused on the real-assets technology stack, covering proptech, construction technology, urban technology, the energy transition, infrastructure resilience and climate adaptation. It invests at pre-seed and seed stage with initial cheques of roughly €0.5 to €3 million, taking minority positions and following on into later rounds. Geography is pan-European. The limited partner base is institutional and strategic, weighted toward real estate corporates, construction-sector industrials and family offices seeking exposure to the digitalisation and decarbonisation of the built environment. Value creation comes from a community model connecting portfolio startups with strategic real-estate and construction limited partners as customers and pilot partners, plus active board support.

ERIC Fund Management deploys through the PT1 fund family, concentrating on seed-stage proptech, construction-technology, energy-transition and climate-adaptation software companies across European markets. The platform has built a portfolio exceeding 100 companies through its two closed-end funds, with PT1 Early-Stage Fund I closed at €50 million in January 2022 and Fund II reaching a €44 million first close in early 2023.
