About Cobra Green Hyperscale

Cobra Green Hyperscale is a Rome-based infrastructure developer that designs, installs and supplies photovoltaic systems and holds the development rights to an energy-neutral hyperscale data centre planned for Colleferro, in the province of Rome. The flagship campus is designed for roughly 100 MW of IT capacity, with a grid allocation of 150 MW secured from national operator Terna, and spans about 76 hectares with some 57,800 square metres of covered buildings, positioned between the A1 motorway, the Via Casilina and the high-speed rail line, around three kilometres from Amazon's logistics hub. The project is engineered to run on renewable power, combining roughly 34 MW of on-site photovoltaic generation with green power-purchase agreements, and is presented as one of the first hyperscale, AI-oriented data-centre campuses in Central and Southern Italy. It sits in the sustainable digital-infrastructure segment, targeting the compute and cloud demand of large hyperscalers, and would create an estimated 700 jobs during construction and about 220 direct roles in operation.

Ownership journey

Cobra Green Hyperscale is a Roman company that was previously held by NV Holding before passing into private-equity ownership. On 23 June 2025 Tendercapital acquired the group through its T. XII Infrastructure Master Fund, an Irish-law alternative investment vehicle focused on sustainable infrastructure spanning renewable energy, energy efficiency, generation and storage assets and energy-neutral data centres. The transaction was structured with Tendercapital advised by LCA Studio Legale on the corporate, M&A and energy aspects, while the seller was advised by Studio Legale Rappazzo. Tendercapital remains the current owner and no exit or secondary transaction has been recorded.

Under PE ownership

Under Tendercapital's ownership the Colleferro data-centre project has moved from concept toward permitting and detailed engineering. In August 2026 the Colleferro municipal council approved the urban-planning variance for the campus without any opposing votes, a key step toward realisation, with final authorisation from the Ministry of Environment and Energy Security still pending. The design has been advanced with named partners, including architecture and masterplanning by Lombardini22, a closed-circuit cooling system developed with Mitsubishi Electric, and national fibre-optic connectivity handled by Sparkle. The plan pairs the 150 MW grid allocation from Terna with roughly 34 MW of on-site photovoltaic capacity and green power-purchase agreements, positioning the site as an energy-neutral hyperscale campus. The investment thesis rests on building out this pipeline into operational, renewable-powered capacity to serve AI and cloud workloads in a market with limited large-scale supply in Central and Southern Italy.
