About Aestiam
Aestiam is a France-based real estate investment manager and one of the oldest independent SCPI (Societe Civile de Placement Immobilier) management companies in the country, tracing its regulatory approval to 1964. The firm structures and manages collective property vehicles for retail and institutional savers, currently running five SCPIs, including Aestiam Agora, Aestiam Horizon, Le Patrimoine Foncier and Pierrevenus, alongside the SCI Linasens distributed through life-insurance contracts. According to its own disclosures, it manages roughly EUR 1.4 billion of assets across about 500 properties and 480,000 square metres, on behalf of more than 18,000 unit-holders. The company employs around 40 people and positions itself as a historical, human-scale operator in the French listed and unlisted property-fund market, covering acquisition, letting, asset management and disposals in-house.
Ownership journey
The business was founded in 1964 and later operated as Foncia Pierre Gestion, a real estate fund-management subsidiary within the Foncia group, which it joined in 1989. In 2019 BlackFin Capital Partners, investing through its BlackFin Financial Services Fund II, agreed to acquire the company from the Foncia group in a transaction announced in January 2020, giving the manager independence from its former parent. Following the change of control, the company was rebranded Aestiam, with the new name adopted from June 2020. BlackFin remains an active shareholder and Aestiam is still listed among its portfolio companies; no exit or secondary transaction has been recorded.
Under PE ownership
The BlackFin investment carved Aestiam out of the Foncia group and re-established it as a standalone SCPI specialist, backed by a new corporate identity and a strengthened management team, including senior appointments in general management and development. Under the sponsor the firm broadened its product range and, in 2022, launched a value-add strategy run by integrated in-house teams, moving beyond its traditional core rental portfolios. It has continued to deploy capital for its funds, acquiring office and commercial assets, including a set of buildings in Saint-Quentin-en-Yvelines for its SCPIs. Assets under management have been reported at around EUR 1.4 billion serving more than 18,000 unit-holders, consolidating its position as an independent mid-sized manager in the French property-fund sector.
